Today’s vlog takes us on a journey through the real estate landscape of Cuenca. Our mission? To explore a selection of apartments for sale so our client can transition from renting to owning. We’re viewing 3 different projects with 2 bedroom apartment options ranging from $90,000 to $152,000.
Exploring Apartment Options
Our first stop introduces us to a spacious two-bedroom apartment boasting a massive terrace. Situated just a stone’s throw away from the Yanuncay River, this property offers views of the city skyline. The expansive 103-square-meter terrace provides ample space for outdoor living and entertainment, making it a coveted feature for prospective buyers.
Our second project contains two options. A 2 BDR condo on the 4th floor with views in 3 directions. This property was also being viewed by several parties whilst we were there – we doubt it will last long on the market.
The second option in this development is also a 2BDR apartment but on the ground floor. It’s an interesting option that is ideal for someone with mobility issues who still wants to be just meters from the Yanuncay River.
The 3rd project is in the Misicata area, which is conveniently connected to el Centro via the tranvia. We focus on a large, well-positioned 2BDR apartment on the market for $90K.

2BDR Cuenca Apartments $90K – $152K

Morning, welcome to today’s vlog. Today we’re checking out some apartments for sale. These buyers are looking for something because they’re basically just sick of renting in Cuenca and want the freedom. So we’re going to show them a few different apartments today that suit their preferences. Vamos!

The first apartment is a large two-bedroom with a massive terrace. It’s situated a couple of blocks from the Yanuncay River on the Diez de Agosto side. The main feature is the huge hundred-and-three-square-meter terrace with views overlooking the city. It’s perfect for outdoor entertaining and ensures pets have more than enough space.

So many possibilities here. The total size of the apartment is 173 meters squared, which includes an interior area of 69.8 meters squared and a balcony of 103.3 meters squared. It also includes one parking space. The balcony is almost too big for this buyer. They love it but are also a little intimidated by the space. I think having too much balcony space is a great problem to have. The price is a touch over a hundred and fifty-one thousand dollars.

And here’s our second option for the day. I really like the first property, but we’re definitely going to check out more options and hopefully find a winner. Our second apartment of the day is in a similar area, but this one is right on the Yanuncay. We are viewing two different options here. The 1st is on the fourth floor and has very impressive views on three sides. The corner balcony provides views towards the city and river whilst other rooms provide views towards Turi. The open layout works very well and the two bedrooms are well-sized with a total internal area of 80 meters squared with an 11 meters squared balcony. This is very well priced at a hundred and thirty-one thousand dollars and we also came across two different buying parties that were also viewing at the same time. I do not expect this property to last long.

The other option in this project is a ground floor 2 bedroom apartment for a hundred and ten thousand dollars. This apartment isn’t as advanced as the other, and the slightly odd shape makes it a little more difficult to imagine what the finished result will look like. This floor plan gives you a good idea. Floor level means easy access for those with mobility issues. It also includes a nine-meter squared patio area, but if you don’t want the adjacent parking space then you can turn that into extra patio space. The total internal area is 76.6 meters squared and this two-bedroom apartment is also well priced at a hundred and ten thousand dollars.

And this is the third option for the day that we’re going to check out. We’re out in Misicata now, so a little bit outside the city. We do have some really good value options out here at around the hundred thousand dollar mark. The third viewing for the day took us to Misicata, which is an up-and-coming area of Cuenca connected to El Centro by the tranvia stops close by. You won’t find the same amenities in this area that you may find in some of the more established areas like El Vergel, Puertas del Sol, or Gringolandia, but you will find some very well-priced homes and access to the Yanuncay River and lineal parks.

The main apartment we viewed in this project was a large two-bedroom apartment with an area of 90 meters squared with an asking price of ninety thousand dollars. The layout is an open-plan kitchen, dining, and living room with one bedroom on either side. There is also a good-sized patio and elevator in this building.

So we’ve just finished the viewings today. We had three viewings, and 3 different projects that we went to and these clients were lovely. The buyer brought a friend along and it was great they were bouncing ideas off each other, thinking about the possibilities you know like, “Oh, your lounge would look so good over here.” Or, “Maybe we knock this wall out and create an extra bedroom.” That sort of stuff. It’s really helpful to have someone else that you can bounce ideas through so it was great that they turned up together as a little bit of a team. The three properties that we saw, they really liked two of them.

The first two, the first one were the large 3 bedrooms, one fifty-two thousand with the very large terrace and it was really the terrace that was the hero there. It’s huge, it’s probably a little bit too big. She was a bit daunted by it with all the different possibilities but a very good location and a quality builder as well.

The second project was probably, I think it’s a favorite. At the moment it is one thirty-one thousand. It has two bedrooms, but it has the views, three different views over three different sides of the city, and that was the real hero of that property. But there’s a lot of competition in that property and so I’m not sure if that’s going to be available for her. She does need to basically crunch the numbers a little bit and the reality is that the property will probably go in the next two or three days and I’m just not sure if she’s going to be ready to make a move. So if they end up being buyers, I’m not sure, maybe yes, maybe no, but we’ve done our job really well today, they were very happy with the service that we provided and you know that’s the main thing that matters to me. We’ve done our job, done it well and the next steps if they happen, they happen, I don’t know if they’re going to buy.

But ultimately they said something at the end that really you know put a smile on my face. They basically came into today with very low expectations. They’ve, they’ve done a few rounds with other real estate agents. And I think from that their expectations were quite low. And I think they’re exact words or something along the lines of, ‘They’re expecting more of the same sort of cookie-cutter approach where we would basically just take them to Gringolandia and show them the high rises there.’ But obviously, that’s not what we’re about. They didn’t ask to go to Gringolandia. They asked for properties in other parts of the cities they’ve been living here for a while, they know the city.

And so we delivered on that and we delivered 3 interesting unique projects that ticked their boxes. So they were very grateful and we’re very happy that they trusted us with the viewings today. And so of course, I don’t know if they’re going to buy, maybe they will, maybe they won’t. But ultimately, we’ve given it the best shot that we can and we may see a few more properties with them in the future as well, which would be really good.
