The same job, with four things off your back.

Most agents in Cuenca work alone. You find the owner, you photograph the apartment yourself, you post it, you answer the WhatsApp at 9pm, you chase the certificado de gravámenes, you sit at the notaría, and if the deal dies at the last minute you eat it. Then you start again on Monday.

That's the job. We're not offering you a different job. We're offering you the same job with four things that make it a lot easier so you can focus your attention on people.

Our approach is different. We used to operate like the rest of the real estate agencies in Cuenca: we'd hand an agent a lead and nothing else, and the lead would quietly die somewhere in a WhatsApp thread nobody could find. So we built the thing we needed. It's called Nest, our own software, and every client, property, message and deal now lives in it.

§ I · The offer

What we take off your back.

Clients come to us as well as to you

Our websites and our content bring in buyers, sellers, owners and renters every week who are already looking at Cuenca. A lot of them write in English and can't read a Spanish listing, so they arrive at us rather than at the market. That doesn't make your own contacts count for less. It makes them count for more, because the owner you know can now be shown to buyers you'd never have reached, and the buyer you know gets our listings on top of yours. You keep working your network. You just aren't carrying the whole pipeline on it.

You get paid properly, and on time

Facturas, IVA, retenciones, all of it runs through our accounting. Your commission is calculated in Nest the day the deal is created, so you can see the number before the money moves. No arguing at the closing table about what was agreed six months ago. If you've ever waited on a colleague to pay you your half, you'll understand why this matters.

The busy work of a close is handled

We put the client with an attorney who runs the paperwork, and Nest tracks every document and milestone so nothing goes missing. You still run your own close. You're the one keeping the client calm, keeping the dates honest and turning up at the notaría. But, you're not the one spending three weeks at the municipio.

You learn on real deals, not in a classroom

Michelle is our Lead Agent, and if there's a part of this job you haven't done yet, you do it beside her on a live deal until you have. First listing appointment, first hard negotiation, first close where something goes wrong at the last minute. That's the part nobody can teach you from a manual, and it's the reason our agents stay.

§ II · Money

How you get paid.

For your first three months you're on a base while you build a pipeline. After that it's commission.

Every commission has two sides. There's the listing side, whoever brought the owner, and the buyer side, whoever brought the buyer or the tenant. You earn on the sides you work. Work one, you earn on one. But, bring the owner and the buyer yourself and you earn on both.

One rate, every deal. It makes no difference whether the client came off our website or out of your own phone. We'll walk you through the actual numbers when we meet.

§ III · Fit

Who this is for.

You might already be selling in Cuenca, with your own contacts and your own listings, and you're tired of being the whole company by yourself. You're who we're talking to first.

You might sell two or three properties a year alongside something else, and you know the mechanics but you've never had a brand behind you.

But, you might have never sold a property at all. You're good with people and you want a career rather than a job. That's a real route here. Most of our agents will come up through our Admin & Marketing Assistant role, learning the business from the inside first. If that's you, apply for that one instead and tell us where you want to end up.

§ IV · The honest part

Think about this before applying.

This is exclusive. Once you're with us, your work runs through YapaTree and through Nest, not alongside it. Anything you already have in progress, finish it, it's yours. After that, we're a team and we grow together.

And after month three the base stops. Some people find that liberating. Some find it frightening. But, we'd rather you work out which one you are now than in 4 months time.

§ V · Requirements

What you need.

  • Spanish as your first language, and English good enough to run a client relationship in it, in writing and on a call. Plenty of our clients don't speak a word of Spanish.
  • Willingness to work inside our system. Everything goes in Nest. If you keep your pipeline in your head, this will drive you mad and you'll drive us mad.
  • Honesty about what you don't know yet. Nobody here expects you to have done all of it.
  • You measure yourself on results, not on hours. We'll hand you leads, a brand and the tools, and none of that closes anything by itself. If you're waiting for the month to happen to you, this will be a hard place to work.

Helps, but not required.

  • Contacts among owners in Cuenca, or anywhere within about 15 minutes’ drive of it
  • Experience with foreign clients, or any experience of being the person explaining Ecuador to someone who just arrived
  • A driver’s licence and a car
  • Comfort on camera. Video is one of our biggest channels and the agents who use it do better.

  2. A few lines on what you're doing now, and what's missing from it
  3. One thing that shows how you sell. A listing you wrote, a video you're in, the message you'd send a buyer who's just gone cold on you, even your favourite recipe. Something that says you read this properly and can follow an instruction.
