List with YapaTree.
Sale, rent, host, manage.
If you've talked to other agents in Cuenca, you know how this usually goes. We built YapaTree to handle it differently. We turn away listings we can't represent properly. We help you pick the path that fits yours.
Four kinds of representation.
- 01 / SALE Vender
Sell
We list, photograph, price honestly, and walk buyers through escrituras and notaría. Bilingual marketing reaches the buyer who is already looking.
- Honest market pricing
- Photography in-house
- Escrituras + notaría support
- 02 / LONG-TERM RENT Arriendo
List for long-term rent
Twelve-month leases with bilingual contracts and tenant screening. Once the contract is notarized, the relationship is between you and the tenant. We stay available as a point of escalation if communication or cultural issues come up.
- Tenant screening
- Bilingual lease + addendums
- Escalation support for cross-cultural disputes
- 03 / SHORT-TERM RENT Corto plazo
List as a short-term rental
Furnished stays of one week up to a year. Our typical guest is an expat or returning Ecuadorian on a one- to six-month exploratory stay, often with a view to staying longer. Three plan tiers (full-host, premium host, smart visibility) so you can pick how hands-on you want to be.
- Listing photography + copy
- Calendar + payments handled
- Three plan tiers
- 04 / PROPERTY MANAGEMENT Administración
Full property management
For owners abroad or who prefer a fully managed unit. The lifecycle: advertising, tenant screening, the lease, inspections, inventory, rent and alícuota collection, maintenance coordination, and quarterly statements. One bilingual contact, ongoing.
You pay us 10% to manage and 50% of the first month's rent on a new lease. In return, your property has eyes on it - ours. You're not paying for a portal. You're paying for the fact that when something breaks at 7am, the person who texts the plumber is the same person who took your initial call.
- Advertising + tenant screening
- Lease + inspections + inventory
- Rent + alícuota collection
- Maintenance coordination + statements
Who you'll work with.
Michelle is from Quito. Jason is from Australia. We moved to Cuenca together nine years ago - for the climate, the cost of living, the parks and rivers, the way the city actually works. We answer the questions new arrivals ask because we asked them first.
Real estate in Cuenca runs on relationships. You'll have ours.
We manage the properties we'd own.
Bilingual support · 24-hour reply · No obligation, no fees to talk.
It comes down to the support, the responsibility, and the professionalism. They treat us as the owners the same way they treat the tenants.
