Short-term stays
Furnished stays of one week up to a year. Our typical guest is an expat or returning Ecuadorian on a one- to six-month exploratory stay, often with a view to staying longer. Most are hosted by our team: check-in, cleaning, and the 9pm "the hot water just quit" call. A few are managed by trusted local partners. Either way, landing softly is the whole point.
Minimum stay 7 nights. We host most of the inventory ourselves.

Renting in Cuenca: what to expect
Cuenca sits at 8,500 feet in the southern Andes, a UNESCO World Heritage city known for colonial architecture, a year-round spring climate, and one of the lowest costs of living in South America. It draws travelers, remote workers, and would-be expats for stays from two weeks to a full year.
What a furnished apartment includes
A full kitchen, in-unit or building laundry, room to spread out, and the freedom to live on your own schedule. Most quality rentals in Cuenca include high-speed fiber internet, housekeeping, and at least one parking space.

Pricing
Cuenca is one of the best-value cities in the Americas for long-stay visitors. Rough benchmark for furnished, all-inclusive accommodation:
- Studio / 1-bedroom suite: from $510 to $780 per month
- 2-bedroom apartment: from $780 to $1,260 per month
- Premium units with terraces or views: $1,200 to $2,500 per month
Most listings include utilities, Wi-Fi, and building maintenance in the monthly rate.
Neighborhoods
El Centro (historic district). The heart of Cuenca. Walking distance to the Cathedral of the Immaculate Conception, Parque Calderón, the best restaurants, and daily markets. Daytime bus traffic means air quality near the main roads is moderate; if that matters, consider El Vergel.
El Vergel. Quiet residential, five minutes walk from El Centro, with easy access to the Tomebamba River path and Parque de la Madre. Popular with couples and professionals who want calm without sacrificing convenience.
Gringolandia (Ordoñez Lasso). Cuenca's English-speaking hub. Supermarkets, pharmacies, and international restaurants. The neighborhood most expats migrate to for medium-to-long stays. Higher density of quality furnished apartments.
Primero del Mayo & Puertas del Sol. More residential, slightly lower prices, excellent access to the Yanuncay River greenway. Good for guests who prioritize quiet walks and a local feel over tourist convenience.
Turi. A hillside neighborhood south of the center with panoramic city views. Quieter pace, excellent traditional food, the famous Turi Church overlook. Requires a car or taxi for most errands.
Climate
Year-round spring. Temperatures typically range from 7°C to 17°C (44°F to 63°F). No real off-season. The dry months (June to September) offer the clearest skies; March to May bring more rain but lush green surroundings. You will not need air conditioning or heavy winter clothing.
FAQ
How long can I stay? Most apartments are available for a minimum of 7 nights, with monthly rates standard for extended stays. Many guests extend to 3, 6, or 12 months.
Do I need to speak Spanish? It helps but is not essential. The YapaTree team communicates in English and can assist with lease translation if needed.

Is Cuenca safe? Cuenca consistently ranks as one of Ecuador's safest cities for expats and tourists. Standard urban precautions apply, but the neighborhoods above are all considered safe for daily life.
