      The Offering
      I am selling 298 hectares (736 acres) in the Santa Elena watershed of the eastern Cordillera of Cañar Province, Ecuador.  This terrain is covered almost entirely by native montane forest and páramo grasslands above treeline, with a small area of pasture at lower elevation.  The altitudinal range is 2860 m to 3480 m.  The property is undeveloped.  Within its borders there are no buildings and no roads nor other infrastructure.  Contiguous properties are almost entirely wild habitat.  The Santa Elena River with its five principal tributaries provide a permanent and clean source of water.

      Canar Property 1

      The acreage for sale is comprised of two adjacent properties that are titled separately.   “Santa Elena 1”, of 71 hectares, is largely located within the borders of Sangay National Park.  93% is forest, 7% grass páramo.  It is a legal in-holding, which assures its permanent conservation in a wild state.  “Santa Elena 2”, of 227 hectares, is contiguous to Santa Elena 1 and just outside the national park boundary.  Both properties are titled and inscribed in the Azogues canton’s Land Registry and the municipal cadastre.  Annual land taxes for the two properties total less than $400.

      The southern border is accessed via 40 km of paved road from Azogues to the Dudas river in Pindilig parish, and then 3km on a graveled road.  Entry to the property is gained on an unimproved access road, about 2.8 km from the graveled road.  This road pathway is 6-8 meters wide, constructed in the 1980’s, and could be upgraded easily to a graveled road.  Currently, about 300 m of horse trail separates the property from the access road.

      The Seller
      The seller is Stuart White, a resident of Ecuador since 1982, the date when he purchased a large property to the north and west of the two properties offered for sale.  Stuart is also an adjunct professor and lecturer in the departments of Animal Science and Geography at the University of Vermont, Burlington, VT, USA.

      The wild habitats of the sale properties
      The principal habitats of the two properties are montane forest, covering about 85% of the acreage, and páramo, a high-altitude grassland that begins at about 3300 m elevation.  The forests are extremely diverse:  A MS thesis completed in 2001 inventoried 82 tree species in a single hectare.  On the sale acreage, the complete wild fauna is present, including mountain tapir, puma, spotted forest cats, brocket and white tailed deer, wild guinea pig, rabbit, armadillo, coati, porcupine, skunk, spectacled bear, and a diverse bird population.  Within this property and adjoining forests and páramo, over 160 species of birds have been identified, equal to 10% of Ecuador´s entire avifauna.
      This inventory is documented by direct observations, tracks and camera trap images, included in various Masters and Ph.D. theses, and research projects carried out by faculty members of national and foreign universities

      Offering Price
      The two titled properties, Santa Elena 1 and Santa Elena 2, may be purchased separately or together.
      If purchased separately, Santa Elena 1 (70.97 hectares) is offered in US$265,000 ($3732/ha.), and Santa Elena 2 (227.41 hectares) in US$690,000 ($3040/ha.).
      If purchased together, the two properties (298 hectares) are offered in US$780,000 ($2617/ha.).
